| Thank you for your interest in our long term management services. Although we work hard to tailor our services to you, the following paragraphs outline the areas of our service.
Marketing
We advertise in the local Corpus Christi papers and real estate periodicals, as well as military publications. We have a tremendous volume of clientele from our Coldwell Banker Network and prime Island location.
Tenant Qualifying
Once an application is received for long term, we research three areas of each applicant's background. First, we analyze their credit history through our on-line modem link with SARMA national data base. Second, we verify employment history, salary and future considerations. Third, we obtain past rental history from previous landlords.
Collections of Rents
All rents are due on the first (late on the third) day of each month. Should the rental payments not be received on the third, we immediately investigate. Because state laws allows for contractual liens, we have the legal power to secure possessions in lieu of rent, until the outstanding rental payments are met.
Repairs
As consideration, we offer the opportunity for each of our owners to set a ceiling for authorization to make repairs. Should repairs become necessary, we exercise a conservative decision to remedy the problem. However, if the repair is of a major nature, and/or above our present limit, we contact our owners to discuss the problem and determine the best solution.
Reporting
Each month, a report is sent out to each of our owners, along with the net proceeds from the current month's activity. We offer the service of paying various monthly payments for our owners, as well as depositing the proceeds. It is our policy to get owner's reports and checks out as soon as possible which will be mailed no later than the 10th of the month.
